The biggest "education" will be the one of landlord hard nocked :) Check out my podcast 103, we got started as buy and hold investors using personal properties and have evolved from there.

I think the biggest complaints from other investors that I've read so far are about 'wholesalers' throwing garbage/garbage numbers out there & on properties they don't even have under contract.

The most powerful thing you can tell yourself is that you can do anything and as long as you believe that you will have inner power regardless of others opinions.Often the biggest self-placed limiter is on ourselves putting too much into what others think of us or believe we should be.

The biggest thing that everyone is told by other is to avoid the houses that need gas!

Call the biggest company in your area and which often tows for the cops.

I like to rent mobile homes, but have a standard, the biggest is to sheet over the floors with plywood.

My biggest recommendation is to duplicate others success, the type of success that makes you feel good...... this business has many great things about it but many that will suck your bones dry.

Two biggest problems are underestimating the cost and the time it takes to complete repairs.
