If I’m going the conventional loan route for a 4-plex out of state, do I need to find a lender in the area I’m investing or can my local banks lends for investment properties out of state?

I heard banks don't lend to LLCs so I'm a little confused on that. 

At this point I have a few traditional lenders (local banks charging 4.75-5’ish %) that can close in 30 days.

I'm trying to build up enough business credit and cashflow through my rental properties to get a bank to give me a business loan on storage unit facility. 

When I reached out to a lender the other day about pre-qualification and pre-approval, I told her how much money I had in my bank accounts and she said this wouldn't be enough money for the down payment on the price range of properties I was looking at.

Bank is doing a 80% loan. 

Go to a local bank and ask how you can get a loan for 10k.

I would rather invest into RE then put the money into the bank where you get your .001 interest.

I personally don't know anything about the subject you are asking, but I would say to contact your loan officer and/or the bank you plan to get the credit card from.
