Of course it is related to JOBS thats what makes silicon valley such high priced real estate.. if you have thousands of jobs say in the auto industry in the deep south .. your still going to have homes valued at about what those jobs will afford.. 

Wanting to optimize my house hack, I had Zillow, Realtor.com, MLS, and Craigslist auto searches for 4+ bedroom houses under 225k.

I did however have a tenant knock it off on accident ( I didn’t properly close it).

(Not sure if they have in NC)  Auto coverage was deemed adequate.

You realize the if your tenant owes money to collections for bills unpaid, a car accident lawsuit, etc. part of your LLC could be taken to pay their debt? 

Single industry can be a threat if that industry has trouble, like the tech industry in 2000 or auto industry in 2008.

They're fine on your personal residence, but you are literally 'waiting for an accident to happen' at a rental.....

What type of commercial STR insurance policy do they carry (above and beyond insurance provided by the likes of Airbnb) in the event of any accidents, injuries, or damage to the property? 

Use auto-responders for the vast majority of guest inquiries.

Then imagine there is an accident at one house and the victim sues the LLC.
