Looking for advise.

The Book on Managing Rental Properties advises sending the tenant a "lease renewal decision form" prior to their lease expiration, and laying out options for them to renew the lease for a year, 6 months, or MtM.

We generally heavily advise against condos as investment properties with a few exceptions...If you already own it then it can potentially make sense to hang onto it as a rental. 

If something looks put of place, I’m sure the inspector will advise to have an electrical contractor review further.  

This will be my first purchase, currently in the approval process. I would like this property to pay for itself while providing me a home for my family. Ive thought about fourplex, live in 1 rent the others. Or a home...

Given you can't use IRA funds without incurring the 10% penalty, is it possible/advisable to take out a 401k loan to put towards an investment property down payment?

@Charlotte Casey our in house lender advised us that they are artificially raising their rates to slow the overwhelming demand for financing.
