You can accomplish your goals in every state in the country...I would make it more about personal connection.

if you accomplish this in your first call you are way ahead of the game.

Having these people in place not only makes the investing process manageable and gives you the ability to replicate it if desired, you also have the ability to leverage their networks to accomplish your goals.

Our court system is still backed up and it takes months to accomplish but we are able to remove tenants this way.

Take advice from people who have actually accomplished what you want to, not people who are focussing on pretending to.

but how about the refund of the security deposit if any, in PA we only have 30 days to do so, how would I accomplish that if the tenant has 30 days to pick up belongings which would then put me at 31 days to refund or send letter of deductions then i'm at risk of being sued? 

You can accomplish this in two ways.

The reason the athlete is regarded higher than the investor is because they've "worked hard" for their accomplishment, as dictated by old school thought processes.
