I just never seemed to have enough money, knowledge, connections, lending ability, experience, too young etc. etc I was acquiring information but failing to actually do anything with it and failing to seek out and develop my "Unfair Advantage" as Brandon Turner so aptly puts it.

The funny thing is since then there have been many refinancings and credit lines.It used to be having equity made your balance sheet look good but that doesn't seem to matter much to bankers anymore; it is all about ability to service the loan.It seems to be an individual thing.

Dodd-Frank won't apply to the origination, it's commercial.Neither a lease nor an option gives you the ability to make improvements without specifically addressing the issues, again, being commercial you can go there.I'll be back, have to run. :)
