If I were in your shoes, I'd probably have a frank and friendly with the tenant and talk a big, threat free game, but point out that her lease does not allow for animals and that she did not disclose the animal to you.

The $35k property I have a friend that has been watching me and asking questions and said next time I have a deal could we do it together. 

Or do you really need to impress your friends and/or parents with your expenditures?

They cannot just sell it to their investor friends and not list it?

Thank you friends for your input.I spoke to one of my attorneys yesterday and he said that I don't have to return the security deposit and the tenant is also responsible for a month of lost rent.I was just trying to avoid any ugly situation and offered my tenant half of his security deposit back. 

I have friends and family that are interested in getting involved, but i want my first deal to be on me to prove myself first.
