A few years back, when I was a newer home owner I made the terrible mistake of filing two water related home claims 2 years in a row (last one now about 2 years ago).

My mistake was that I was STILL USING ANOTHER CREDIT CARD for all of my day to day expenses.

Made a few mistakes along the way. 

We had our realtor tell her we saw the purchase agreement from the previous buyer which was sent to us by mistake within the closing documents we were going to review from the title company, and the sellers realtor acknowledged that the offer was less than what she told us, but said she "made a mistake by quoting us the higher price because she was busy". 

You'll probably make some big mistakes on the first couple that you don't want to expose to your investors.  

“the goal is to minimize risk, the more you know, the less risk there is”... last but not least don’t be afraid to make mistakes!!

After I posted this I realized the mistake and that it was a return value. 

Almost every landlord refines their processes as they go along and making critical mistakes on "small" money is better than on "big" money.

I'm 41 now and I still make the same dumb mistakes.

But of course that comes with a lot of extra work as well as risk (especially if they are new and likely to make a bunch of  expensive, rookie mistakes).The more net worth and income someone has, the more options they have.
