Look for unique really good restaurants, stores, bars, salons, boutiques, usually not major brand type places but a whole lot better.

Also north of Pinnacle Peak Rd. and east of Scottsdale Rd (the neighborhoods behind my favorite Mexican restaurant, Jalapeno Inferno). 

The Greek Handyman might be good frozen as an after dinner drink when binging on Mexican food!

I know most of you are staying at the Gaylord and there are 2 great food spots in Donelson, not far from the Gaylord Opry on your way to downtown and that is Nectar (Mexican street tacos) and Party Foul (Hot Chicken).

Since you live in the south suburbs you probably have a better idea of which areas there are more desirable for renters but of course proximity to public transportation, restaurants, schools, etc can influence your ability to reduce vacancies.
