They are going to do pretty much the same what I am doing right now (which is posting on Zillow and similar sites and putting a board in front of the property) as long as it is about renting.

I recommend checking out some of the BP books such as Rental Property Investing by Brandon Turner or Buy, Rehab, Rent, Refinance, Repeat by David Greene. 

We recommend you get management contracts from several PMCs and compare the services they cover and, more importantly, what they each DO NOT cover.

Do you get money back for posting online like it says they will pay for testimonials right on the site?

I live in Washington State where housing prices are pretty high and couldn't afford a rental property out here so I starting looking on Zillow for places that were more affordable and came across Dayton and the numbers seemed work out so thought I would try my first rental out.

@Ka Vangyes, you can use a HELOC for a down payment as long as your debt to income ratio permits getting a loan for the balance.however, i strongly, strongly recommend against it. 

We currently recommend renters insurance, but we don't require it.
