Large expense that will come due real quick. 2) Roof 3) Foundation/slab But not a deal breaker, just be aware....most foundation issues are not a big deal. 4) Structural - alterations to load bearing walls, cut trusses in attic, etc 5) Electrical -  Is main panel adequate?

Always good to talk to the tenant when you get these kinds of reports and tell them you are encouraging neighbors to go to the police so if there is an issue the tenant may want to do their part to cut it out.

You should keep an open line of communication so that both parties can come up with a resolution everyone is happy with, such as cutting back on usage until the items become available through other means.

They can be easily jimmied, a window can be cut or broken, you leave the windows open for ventilation, your kid forgets to activate the lock on the way out the door, you change locks but forget to change the garage door code that's programmed to the previous renter's car, etc.
