Basically, when selecting those light fixtures (and the optimal light fixtures) you'll want to maximize ROI. 

I have an expense (debit) in, say, account COGS > Bathroom Fixtures for $100 which is then offset by a bank deposit that I indicated should hit COGS for $100 (credit).

@Joseph Konney: The upper unit the guy I bought it from had started the work already, so there was little to do  besides paint and finish bathroom floor paint and light fixtures and same with Kitchen and 1 cabinet and I repainted because the color he had was awful.

As for the rehab work, the $35k would be used to repair the structure work needed (kitchen to living room), then new floors, SS appliances, light fixtures, new paint, remodeled bathroom, clean up around the exterior of house and possibly new hvac.

It can be just a cosmetic repair where you’ll just do a basic paint job and arranging the furniture or do a complete rehab and fix everything such as renovating the 20-year-old kitchen, putting additions, changing fixtures, and so much more.Not just that, sometimes there are other things that you need to fix and the bad part is you don’t see them or you ignore them!

I increased rents by extensive replastering (walls were in bad shape), repainting, new vinyl flooring, light fixtures, and new bath fixtures and finishes.  

We used to always attempt to repair vs replace but we found ourselves addressing problems again in about 50% of our service repairs and ended up having to replace the entire fixture in the future.
