Your broker will help you get set up.In Wisconsin and Minnesota you have to be a member of the local realtors association (and sometimes the state and national association too).

HI Jonathan,Since conventional owner occupied on a duplex will require 15% down min and 25% down on triplex to fourplex you would be limited to FHA financing in most cases.3.5% down payment on 250k is 8750 which should be sufficient given the amount you mentioned you have above (25k).Yes you can use the rental income.The appraiser will need to perform a rental survey on the gross rental rates in the area.

I have only done equity raises and there is overhead associated with doing them, but there is also a lot of value in having a partner to help herd the investor cats and pull together all of the paperwork.

I was finally able to associate a face to the daily voice in my car :-)I've setup a keyword alert for "Seattle" and "Washington" a couple of weeks ago and get so many results per day; I'm actually behind on catching up with them right now... as I mentioned to Brandon earlier, I had to deactivate one social network (Facebook) in order to gain more time to spend on another (Bigger Pockets).I've yet to read the UBG.

if it has wood shake, it will likely need all new OSB decking, but even with that and 2 layers of shingle removal, you would be at no more than $500 per square or around $9K in my market in KC....I don't know of any roofers in your area but sounds like you should definitely be able to get it done  right for WAY less than $15k...if you don't get any good roofer recommendations, try BBB, Angie's List or NARI ( National Association of the Remodeling Industry) for quality roofers and get a few bids....don't trust a "guesstimate" from another agent or anyone else who is not a roofer
