What do you specialize in?

Hi all - I'm in NoVA but looking for buy & hold properties in the Hampton Roads area near military bases and or colleges campuses.  

Most people are buying up the new construction (senior military).

I am Active Duty Military currently stationed in Western Washington, but my plan is to eventually make my way back to the great state of Texas!

Seems every firm I call says they can specialize in RE, yet their websites don't list Real Estate as a specialty.  

We also had to explain why we received such large tax refunds every year we adopted (for international adoption of children with special needs, there is a one time ~$13,000 per child credit from the IRS to help offset the cost of the adoption.) 

I am looking for a loan officer who specializes or has significant experience dealing with FHA 203K loans.

Active military and local Chesapeake VA investor.
