Many of these homes are now on lots that would only allow minimal remodeling and in many cases if the homes were destroyed the lot would be unbuildable.There are many nonnumeric things to consider.

The question is is it best to be upfront with the seller, and let them know you wont be the actual purchaser or go forward with the deal without this information in the contract.

Our reputations puts people in our units and I won't throw it away over cutting major corners.The other expense I have seen creep up on owners (besides HVAC as was mentions) has been delinquent utility bills based off a previous tenant.When our tenants rent a unit that requires then to pay utilities, we make sure the account is in their name before we transfer the key.If they cant comply with that request, I wont rent to them

Give the seller a $50.00 deposit when you sign the contract with them, then when you assign your contract to your buyer get at lease a $1000 deposit from him so he wont back out if he backs out he lose's has deposit.

I cant imagine any place on a flange that hasnt been exposed to wax so epoxy wont likely hold anyway.

If I was looking at travel trailers (which I do realize this is not), and someone had put in sheet rock and granite, I would consider them to have destroyed the trailer.
