Most tenants are tough on rental property but I would caution you to set aside some of the excess rents aside for reserves.

The wife has excellent credit (high 700s) and the adult son (also a contributing income earner) has excellent credit as well (mid 700s). 

I don't think there's a single app that will both run the numbers for you in terms of deal analysis as well as handle your bookkeeping for you.

Well same question here, what value do you provide? 

Being recently from SD, I can guess that both those houses are well north of $1 mil, prob closer to $2 mil?
