Another caution down under is to usury law and attempting to add interest to a subsequent buyer over that of underlying mortgages, this becomes complicated as the end buyer is paying a weighted rate of interest as a per cent of the underlying mortgage and equity financing, if any.

So, if there is a certain neighborhood you're targeting, you pick the route, print over-sized postcards (I mail 8.5" x 11" postcards, just be sure o check size and weight requirements), pay online, bundle the postcards (or have a printing company do it for you... though I print my own), and take them to the post office of the zip code you're mailing to.All for 17.5 cents postage per postcard.

Going the Umbrella Policy route without the LLC is one of my options as well, though I do give some weight to not having to use my personal name on contracts, rent checks, etc.

Regarding "...the home is actually worth $250,000..." maybe unencumbered, but without knowing the current debt load you really don't have a complete picture.
