But it feels like losing weight when you can't get rid of the last 10 pounds.

If doing it yourself can produce better returns then weight out the cost of using your own capital, time, and energy to any additional gains you would receive to see if it's worth it.

Another caution down under is to usury law and attempting to add interest to a subsequent buyer over that of underlying mortgages, this becomes complicated as the end buyer is paying a weighted rate of interest as a per cent of the underlying mortgage and equity financing, if any.      

So, if there is a certain neighborhood you're targeting, you pick the route, print over-sized postcards (I mail 8.5" x 11" postcards, just be sure o check size and weight requirements), pay online, bundle the postcards (or have a printing company do it for you... though I print my own), and take them to the post office of the zip code you're mailing to.All for 17.5 cents postage per postcard.
