There has been a small unforseen plumbing challenge that occurred after the weather broke.

How well its insulated in the attic and walls, vapor barriers, weather stripping, replacement windows, etc.

You may be able to find more affordable homes with favorable weather conditions in many of the Southern states if you aren't specifically drawn to Tx.

Also, any overall thoughts on the medical property space, which interests me because people need healthcare in person regardless of economy, so more recession-resistant I would think.  

Just because my DTI doesn't fit the conventional lending criteria, doesn't mean I don't have the cash reserves to weather several months of difficulties.

I waited until winter here and got my driveway guy to do two of our properties when they opened up the plant for a week here and there in good weather.

Keeping tenants can be great, but there will be resistance when you change things up.
