When using the Fannie/Freddie/Federal Home Loan Bank second home occupancy loan and you transfer title within the first year to an LLC that the borrower is majority owner of it will not trigger the due on sale clause as long as you can attest that it will continue to be a second home.  

We are a mid sized PM Co and use Lynx so it is important to interface with them.

We are now at a place where there are Sponsors who are raising capital to compete for these institutional level assets but rather than filling the capital stack with these sophisticated larger check writers, they are raising the capital in smaller increments.  

It does not matter where you start as long as you develop your Core 4.

Hi John,Converting your existing home in Castle Hills into a long-term rental while managing it remotely from Austin is a feasible endeavor, but it does come with its own set of challenges and considerations.

We are in a similar position, and the last flip we did, we put everything cosmetic under a contractor we work with regularly (CR-61/$50k) who was on the job.

He is not under contract and we are not in underwriting. 

I'm starting to wonder better ways to outsource this work and find solid tenants who will stay for the long haul. 

Seems like it will be hard to add multiple properties to a portfolio a year when you have to wait so long in order for a bank to work with you.

Long story short VA doesn't require us to make a down payment at closing.
