@Chris Herrera hypothetically, if it's joint utilities, would I (the landlord) pay the entire water and gas bill and split the electric bill with the tenant?

Water is not metered separately, so I either have to add sub meters and hope I get paid or just pay for it myself which seems unwise.Hope this finds everyone well - thanks in advance for the conversation.

Sometimes I'll get an attorney and they want a contract so I put together a one page document with the relevant facts and they are happy.For everyone else I use email to confirm the details.I still have my STR insurance policy.I also have control of the thermostats and water heater via wifi.
