There are water issues and a frail retainer wall in back.

Then I read other posts on here explaining that whole sellers already have a selected group of buyers who they sell to and don't waste time on the **smaller fish.

A correction is due soon, it has to happen, and there you will be...sitting on a home that is way overpriced...you will have to wait years for the market to catch back up to your home, and those are just wasted years...you're just throwing money away of you buy now.

I try to filter the data to my exact criteria so that I’m not wasting my time.

I’ve listened to about 20 Bigger Pockets Podcasts now and realize that I probably have an opportunity to leverage this money somehow that I received upfront and it would probably be a waste if I didn’t.

I dont think any of my clients have electric cars yet though.. so maybe we are wasting money ( well i know i am)  but the buyers like it and when you do it in the pre wire stage its not much to do it for us..

I will need someone to take a look at it ASAP as the leak has already shown on the outside of the wall below the sink.

Plan ahead of time on how your renovations will be funded and have a solid scope of work so not a day or dollar is wasted on getting it done.  

The best thing is to purchase additional insurance with an umbrella policy by saving the costs to have  LLC's.I believe that most lenders will not loan money to an LLC, anyway, or you still have to sign a Personal Guarantee for the loan and that makes getting your LLC senseless, a waste of time and a waste of good money.
