Oh, and if you do get ANOTHER FHA loan...AND need the rental income...then they will require 25% equity in the property you are vacating.

It includes a "Notice to Vacate" form for the tenant to fill out so it is easy for them to give written notice to us, specific to our landlord tenant laws.  

I'm going to confront him and ask him if he wants to give me my money back or he can vacate the property.

For repeat offences, a late may be assessed as early as the 2nd of the month.3) If any balance remains outstanding as of 17:00 local time on the 7th of the month, we post a Notice to Vacate which, under the NB Residential Tenanacies Act, provides the tenant 7-days to pay all outstanding amounts or 15-days to vacate the premises.  

Student housing and vacation rentals will be higher.

If there is another factor, like it is a vacation place for you or you want to eventually move to it then you have to weigh how much you want to pay for that privilege.

If it was because they just took a vacation, that won't cut it - late fee not forgiven.
