If they are MTM then it only takes one month (depending on state law notice) to get them onto an updated lease with your policies.

Economic Update(Monday, May 31, 2021)The one place that's rip-roaring in our economy is the housing market.

It's got an HOA annually of $325, move in/rent ready now with noting on seller's disclosure as significant defect, noted roof is 7 years old with commercial kitchen updates, playground area, etc.  

Looking for advice on galvanized plumbing in a three-story all brick apartment building built in 1950 is there a good way to update these

Apart from that, the kitchen is dated and could use an update. 

We would normally do repairs and update property then go back to the tenants and give them a month-to-month lease with a rent increase.

Wanted to post an update on my project and what I ended up doing...Even though this is an owner-occupied two-family house because I want to rent out the unit to a third-party I can't do any of the work, I think the town views it in the lens of a commercial endeavor(same as a 5+ apartment).

These were created as an entire zoning overlay and standards update that was conducted.
