I think it will be unique to every deal which is why I wanted to contact owners with 100% as it opens up more options.

Wholesaling is actually a niche that I think everyone should start out with because it is not as easy as it sounds but if you get a level of mastery with it, it will help you in pretty much every other area of real estate in helping to evaluate deals.  

Very unique and tred on water type real estate stuff and yeah I was in way over my head with all this info on it.

BUT Ben has a very narrow niche that he focuses on for his investments. 

Going with this strategy, you could publish valuable data/insight/trends about selling in the micro area that is your niche.  

So that being said you need to look at your market and assess how strong or soft the commercial niche you want to be in is.  

Ive read "some" books and the various articles on the BP but I'm still a little confused as to where I should start or what niche might be better for me than another.

@Jefferson LillyEver since I listened to your podcast, I have not been able to get the idea of investing in mobile homes off of my mind.What would you recommend for the first step as a new investor looking to engage in this niche?  

You might consider Niche or Specialized Housing like student housing.
