If you don't know your market well enough to know your property value, you are at a terrible disadvantage - IMO.

You say that you want the new owner to know what they are getting but the Sellers Disclosure is filled out terribly.  

Im currently closing on a two family unit as we speak.however ive noticed that this property across from my parents has become extremley distressed, it has been vacant now for nearly a year. the lansdcaping has gone terrible, weeds and trees have grown so bad you can barely see the house.How do i figure out what is going on with this property?

@Laura Moreno That's a good area to be targeting and it's not a terrible deal. 

Remax is a terrible company btw.

I was thinking 1 to 2 months if things go right 3 to 4 if things go terribly terribly wrong.

Doesn't always happen, but I'd say it's about 50 50 odds those tenants got special treatment and will be terrible tenants for you. 

In my opinion the floor plan is terrible and there isn’t much square footage to work with as it is.

@Cody L.I try to keep it simple but have a terrible habit of over analyzing things :-)The main things I look for are net income (how much I get to keep per month) and COC return since the faster I get my money back out of a property the faster I can buy another.

Filing the eviction immediately could harm the occupants' chances of getting a rental unit; they have been through foreclosure already so credit rating will be terrible, and eviction is frequently an automatic rejection for landlords.
