Staging, photography and design can either be their own jobs or incorporated into another job.  

I am a newbie originally from Charlotte,NC but I have been working as an urban designer/planner in Buckhead Atlanta for the last two years.

You can use the web site fiverr.com to get business cards designed for cheap and use vistaprint to get them printed.If you get an FHA loan it has to be your primary residence.Nebraska market is super hot right now so it's a good place to buy and hold.I don't have a realtor's license, but it doesn't hurt to have one.

Anyone have any input on best web design companies to go with?  

I don't know of any courses not designed for real estate agents, but Mr.

If so they would probably do a spec build at a lower rate being they could use all of their normal materials and are familiar with the layout/design so they could do them more efficiently.Every market is different, so I can't give you an exact amount.

I have a fantastic 12 unit Planned Community development project here in Alaska - full design, fully permitted, site work done and paid for out of pocket, and am ready to pour the first two foundations.
