So, I'm new to the game, and I don't really know what I should be doing when it comes to actually executing the BRRRR method, its one thing to know it and study it, but another to actually do it.

I currently have 8 units (9th owner occ) in that triplex, a duplex (2009), and 4-plex (2014), all in south seattle / burien areas.Seattle is way overpriced and IMO due for some kind of correction right now ; I don't see how things can continue to appreciate like this, and at least within seattle itself many smaller MF properties are worth more for the dirt under them than the structure itself just for the redevelopment potential, which is unfortunate at least from the perspective of an buy and hold investment viewpoint and availability of decent and comparatively affordable rental units in neighborhood-scale buildings.

I would say that all of the numerous methods we use to find deals work, just track what you're doing so you can review and figure out how you need to tweak things going forward.

My understanding is that since late fees cannot be assessed until rent is 30 days past due, the state views discounts to pay by some certain date as a late fee in disguise.Regarding the lease options or lease purchases, I am not sure how they're structured here as I have not been involved in any.

Soul proprietorship sounds like a bad idea unless I only help out with the rentals occasionally, but neither of us plan to take a salary as my w2 job will support us on its own.Based on the facts provided, are there suggestions for how to structure the rental business and what type of entity if any to use?
