Wash the exterior siding and the roof, fresh paint, good realtor with professional photographer, clean up landscaping, fresh mulch...Clean as can be inside, wipe baseboards, clean blinds, etc. 

I personally think it is a worthless statistic that is not applicable to my market.

Just me, but I would write off the mulch and flowers as basic landscaping costs.

Well, considering all he did was look at the property with the realtor, sit at closing to buy, about 5 hours of landscaping, and sit at closing to sell.

I have not offered to include all utilities, I assumed the tenant would be responsible for everything except water/sewer/landscaping.

I paid out of pocket for a new air conditioning unit, landscape renovations/repairs, appliance repairs, etc to the tune of about $10,000 in five years.
