The LLC should be used for rental property and if the property is held for the primary purpose of renting, then it would be rental activity income and subject to depreciation rules and capital gain upon sale whether it is short or long term.First we need to know who the owners of each entity are and I will guess that you are the owner of both entities.With that being said, the S-corp will make a property distribution to you and then you will make a contribution of the property to the LLC.The entry will be a credit for the asset, debit for the mortgage associated with the asset and a debit to the capital account to show the distribution.

But in a short reply from the New Jersey, they indicated that my definition of birddogging was stepping on the activities of a real-estate broker which requires a license.My definition of birddogging was both/either1) Merely finding information and presenting a possible deal to an investor with a finder's fee contingent on the closing of the deal2) Or finding a property and representing the seller in a short sale and then finding an investor to buy and taking a fee upon close of the sale-- not sure if that is what other birddogs are doing, but from what I read, these two options seem to be the majority of the activities --I am currently requesting a copy of the State of New Jersey's real estate commission's guidelines and regulations on paper so i can read through it a bit more.

The only thing I can suggest is to go and have a sit down with a couple of different management companies that specialize in managing vacation rentals and gather some information from them.There are a lot of vacation rentals in my area, but oddly, even though I know a lot of people active in several different areas of real estate, I don't know anyone who has vacation rentals (except for one friend with a B&B, and that's not really the same thing).The only thing I know about vacation rentals is that they are extemely management intensive and the management companies charge a substantial fee.You have turn over every week, and someone has to be there to clean, repair, asses damage, and inventory all the household items.
