State Farm - my umbrella policy makes me sleep much easier at night.We used a broker for the initial policy and the insurance company he set us up with was miserable to work with, and would not issue us an umbrella policy for an unclear reason  - have been much happier with state farm.

If I rented it by the room, this setup would make it so that no more than 2 people would be sleeping on each floor--this amount of separation would greatly reduce housemate disputes associated with noise problems, cleaning issues, etc., and would make the house much more comfortable for the housemates than a place where all five bedrooms were on the same floor.Renting out rooms is a GREAT strategy for young adults.

When a Tenant is close to their rental anniversary, I always perform a walk through inspection, documenting with photos that I then share with the Owner, along with a brief overview of current market and my recommendations as to increase/repairs or to just let the sleeping dog lie.

It can often be super cheap and worth sleeping better at night, and also building tenant relations.You may even be able to leverage it into an early renewal with existing tenants "I'll pay your next 6 months of renters insurance premiums if you agree to signing a new lease at X% increased rent"...or something to that effect

There is also a standard, generic "Disturbances" clause under "Tenant Responsibilities" in all of our Rental Agreements.

That way you will be able to sleep well at night once you choose to proceed.The best choice for how to proceed might depend on knowing what your goal is and what kind of property criteria you have to meet that goal.
