I do not want to hire a PM any more as previous PMs have nothing but disaster outcome for me (skipping rent, criminals, water damage, the worse that could happen has happened with the PM).Thank you.

Barbara G. after toss and turning on whether getting a lawyer or not, I think I might skip on this one.

However, if you had the resources and are willing to commit, I'd say you could in theory skip the SFH all together and upgrade but knowledge may be what kills you in that endeavor, so a savvy, veteran partner would be a nice addition.
