I will have to ask about the exchange regarding one property being a long term rental and the property to be purchased would be a short term rental property (we would not stay there more than 14 days and is available to rent 365 days in year but less than 30 day stays), if that would qualify.

There are short term lenders (2-10 year) where you could refinance without title seasoning requirements and pay off your cash in loan quickly, then refinance again for a better rate with a more traditional 30 year loan.

Agency debt is also not going to be possible under $1M (as pointed out by @Mark Allen).Best bet: Either find additional capital partners, tap into bridge loans for short-term financing (while you sort out your liquidity position) or pass on this deal.

I like to hold 1960-1980 built CBS. simply because they are gonna yield so much more return than those newer properties. you like the stable and I like as higher return as possible in short amount of time.
