I have a coworker who is eager to sell her townhome and she is willing to have me assume the mortgage .

Now we are going to have to go through the eviction process because he is refusing to leave and feels that "someday" the state will come through.

If you're investing in real estate from out of state, you need to have absolutely solid systems and processes backed by a solid team!

Technically in 2 years they will be selling the house to you, so it's not a HELOC or a cash out refi or anything else, it's a purchase where they are selling you the house for the price they paid 2 years ago and you need to finance it at at least that amount.

But besides the rate, the key here is working with a lender that has a smooth underwriting process.

I would sell the new build, but to hold as a rental, just didn't make sense.

I have done extensive research on how the process works but does anyone have any suggestions regarding financing (besides FHA)?
