I would probably get the vacant unit fixed up and rented at market rents then work with tenants to increase rent or give them a couple months to find a new place (assuming they are on month to month).Keep in mind with tenants being in those places that long you will probably have higher than expected deferred maintenance in each unit so you make want to move tenant out and fix-up one at a time.

Example being since you are a college student with a flexible schedule, run errands, do minor maintenance, or help an experience land lord in any way possible especially if they have a full time job.

If you are driving and see visual indicators of deferred maintenance it may be looking into who the buyer and is trying to contact them.
