There are some agent who aren't able to close on a deal in a year.

I am experienced as an investor and familiar with the investor analysis that most agents aren’t.

I have clients who bought pre sale, 20% down, but now can't qualify for the mortgage as completion approaches (they came to me after buying and we will make it happen, but they were close to assigning) and with the uncertainty, private investors aren't as willing to lend, even with solid equity in the home, not to mention the private lenders are drying up as they did a lot of lending on the private builds that were booming. 

With the Houston housing market being as hot as it has been and with the flooding over Memorial Day, there aren't many contractors who are worth a damn who are hurting for work...

As long as you understand the wholesaling process and are able to work effectively with sellers/buyers/title companies there aren't really any "rules or restrictions" specific to the state. 

Those who are pet friendly, suppose the students aren't picking up the dog waste from the yard?

In the long run, they aren't worth it. 

Aren't borrowers supposed to live in the property?

We feel like if we can send a larger quantity of lead referrals to one particular Agent, it would warrant the higher referral fee being paid to us.  

If someone is an inspector, they aren't likely to have a viable contracting business.
