It is limited, but provides some information. 

This is especially true if they cannot provide you photos of before you moved in and photos of the damage.

That way you can find investments to provide a decent return and to compliment your full-time work. 

I would provide checkout instruction and checklist, offer a pre-move out inspection, and expect them out on the day that they indicated.  

*Unless you are living in California, where impact fees are often $100,000 of the cost of building a new home.

(So there’s plenty left if you have to sell and pay off the loan while providing plenty of funds if the rehab goes over budget.Then you just figure out how much you want to make if anything.

The ROI is HUGE.In terms of comps, you should really be looking at the additional income you'll be generating and how that will impact the value.
