What I'm saying is that the Homeowner has a responsibility to assure this was done by getting the proper paperwork before releasing payments to the GC.

This is double-effective, because it helps you build your network of lenders, handy people, contractors, title partners, private lenders, etc who...if the proper relationship can be developed will show you what the MLS can't.  

QuickBooks is definitely a complex piece of software and takes time to set it up properly for your business.

Or you could just average the difference and charge that for the entire duration.
