I think the way they promote the idea that RE investing should inevitably be quick and easy is doing a disservice to those genuinely trying to learn.

I find it amusing, that of most of the Sellers are distressed and that promoters convince themselves they can cure the call on the note.  

Style greatly affects costs.Materials LaborPermit fees (sometimes these are higher than materials)Financing costsEveryone brings different experiences and skills to the table, each region of the country has their own influences on labor and materials costs, etc.

I too ran into the same "promoter" and I am currently doing my due diligence and will let you guys know what I find out.  

He is an expert BRRRR investor as well as head of legal for a real estate investment firm, having over 10 years of deal related experience under his belt.Using his legal expertise and BRRRR experience, he put together a a "BRRRR Deal Package" which consists all of the tools and legal materials to go through the entire deal process.

Just research them and see why over half off the promoters went out the last downturn and tons of investors lost money.

The inspector that charged me $400 for the inspection totally missed a one foot diameter area in the dining room along the garage side wall that when stepped on, sinks in about 3-4".The floor had been recently upgraded to that floating laminate material. 

So it really depends on the type of labour/material you use. 

What is the going rate for a project like this with me providing all the material???
