I've heard there is now FHA 0% down for 104% of appraised value ... not saying I would necessarily make a blanket suggestion for this product, but will say that where there is a will there's a way, and you retain control over your investment locally while you don't out of state, which dramatically jacks up your risk out of state, especially for a newbie without scale or experience.

Hello All,I'm looking into getting Cozy.co set up for my first rental and noticed that they have a Rental Analysis product  ($20) to help pin down rental  rates in the area. 

Usually investors look for product that is not listed.

Or if you have target to pay off early you can go for ARM product which will save little more on interest rate. 

Most, if not all, will exist regardless of the loan you do (more traditional loan products).
