There are a ton of excellent agents in the area with personal investment experience and helping clients buy, sell and lease investment property.

It is a product they offer for those unable to utilize the VA loan, however after calling them for the second time to verify that I would qualify they stated that it can only be used for secondary properties but not rentals.

@Tim Ivory, Sorry more bad news.  1031 is only an option for properties you have purchased with the intent of holding for productive use. 

When it comes to furniture you should get quality looking product but that doesn't mean you have to spend a ton of money on it.

The cash flow there is excellent, but I would go into it assuming things will not appreciate as much over time, especially in comparison to Northampton and Lehigh Counties.

They're just products of the individual banks that offer them, so each lender can make up their own rules. 

Also, you don't have to spend so much money on a turnkey product; $190k for a duplex seems really high.
