There was so much water that we had to use a pump and mini x to get to the shutoff.I am posting this because I want to add some extra emphasis on how important systems and good employees are to your success.I was in Hawaii over three thousand miles away and we were able to get this taken care of without me there and without help outside of our contacts. 

Your post is confusing because an HOA cannot make a modification to a common element and then charge 1 owner for that *UNLESS* that owner or their tenants damaged the property to begin with.

You can search on the forums for lots of posts about how to determine class, some even delve into local criteria like asset price etc.

James, I tried doing this in another city which I was not a member of their mls, after signing the contract and paying the fee, there were a lot of additional charges, like they wanted me to pay for the lockbox and shipping fee, I had to take the lockbox to the property, in the contract they said they will post 15 pictures, but they wanted me to provide pictures they would just upload it.I'm just trying to say double check and make sure what is included and what is not, if you are in town, it will be a lot easier but for my case, I didn't want to drive few hours to run their errands.

@May WangEncourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

Perhaps it’s proximity bias, but I think posts like these are very helpful to give perspective to new optimistic investors.
