Should the lessees leave on their own accord, i.e. if the police shut them down, or business isn't good, the landlord keeps the deposit.

In 99% of these situations my agency has seen - the landlords property policy pays for un-intentional damage the renter may have caused such as over flowed toilets, FIRES, etc.Renters can and do cause excessive wear and tear such as ruined carpets, holes in the drywall, broken doors, etc but unless the damage crosses a line into vandalism (requires a police report) the landlords policy isn't paying for renter caused excessive wear and tear type damages nor do you want to make those types of claims on your policy.

The bad are the companies that come into communities and do fundraising calls for groups like Firefighters or Police and they come in, call around, and are gone in less than a year.

They are above the National rate in some categories but look at the residents' poll on NIche- 67% feel pretty safe and 33% feel Very safe in town. 100% feel police are very visible and very responsive.
