What is new is if all the mechanicals, plumbing, electrical, roof has been replaced.

It's important to stay compliant with RESPA and other regulations and that's part of the servicers job.

I think the little details like the tech upgrades are great.I'm just curious why did you do copper plumbing instead of pex? 

The expensive stuff is insured licensed trades: plumbing, HVAC, electric, roof.

There are of course the rules and regulations of getting a broker license, off the top of my head I do not recall but I believe it's 2+ years experience and/or a certain number of transactions under your belt.
