Our toughest problems have been finding an insurance company that insures vacant properties (we found one), keeping them safe until they are rented, and dealing with section 8 inspectors (they are run by competing management companies).

@Rob Cee If you are thinking of selling using a LO or CFD to an owner occupant i.e. someone who will be living in the property as their primary residence, I would highly recommend that you see a competent attorney to help you navigate the legalities of doing it correctly or even the soundness of doing it at all depending on your circumstances.

Hey @Victoria Jonagan Being from Kansas City and knowing the area you are referring, I feel that going with stained cement without the exposed brick might put you at a disadvantage when competing with a nearby property with stained cement and exposed brick.

So they can compete with each other. biggest one is under stating on going maintenance when your buying these older homes your just going to have issues come up through out the year...I think the statement "live were you want and invest were it makes sense or is affordable" leads many down a very bad path if they try to do it on their own with little or no ability to analyze the risk and are putting 100% of there outcome in for profit companies. . ....

Larger buildings 50+ units will generally have a competent receiver in place and/or a local property management company assigned to the property that can "somewhat" help with due diligence.
