Almost all of the current investors doing Subject To, as taught by the popular approach of over leverage and little to no money down, are people with little to no capital, no ability to get a mortgage, with no experience and no ability to over come the issues.

A number of people have asked this and if you use the search function, you can see replies to those posts. 

I prefer to learn from people that actually have been doing the business a long time & still are doing it.

People that have high-drama often continue to have high-drama. 

It never made sense to me that people buy rentals and immediately hire out the most important factor of its success (the management) to a 3rd party who likely takes 10% plus other fees.  

@Ashley DennisI think people should consider owning real estate personally (tax benefits) and inside of their retirement account. 

So, often times people insulate the attic without insulating the walls because the cost is reasonable and it can make a significant difference. 

This is the problem with people that want to buy properties to Rent and try to make Money without any knowledge.
