I went to two classes and found them to be inconvenient (offered only once a week in the evenings - a pace which would allow for a student to take the exam after 9 months worth of classes) and painfully slow.

From reading all the responses I think it is safe to say that it is a good strategy for someone who wants to reduce their debt or create more equity at a faster pace, but not necessarily the best route to take for an investor who wants to expand their portfolio quickly since those saved funds could be deployed to purchase more properties.

Pace Windows out of Buffalo has a solid product and is manufactured in house which means they become a one stop shop down the road for warranty purposes, theyre just $5k more.Interestingly enough, ive already had the conversation of raising the tenants rent.

Regarding the courses there’s good ones and bad ones out there, a lot of “gurus” pitching a business they’re not even doing themselves but depending on the skills you want to develop, the Pace Morby/ subto course on creative financing is very good and the TTP/Brent Daniels one on Cold calling / lead conversion is full of valuable tips as well.

Last year I began seeing a glut of commercial properties in my investment areas (Houston, Dallas, Austin and Phoenix) and had some trouble finding replacement tenants for empty buildings at profitable rents.Also, being a believer that high inflation is a real possibility, I wanted the ability to raise rents to keep pace without being locked into a long term lease.
