If I went that route I would probably target newer than 2000s build closer to home bc I think that would increase the quality of my portfolio and vacancy would be lower.

I would start by bumping up your rent by $100.00 and see what happens, you may ultimately attract a more quality tenant.

You forgot the lack of quality tenants, neighborhood growth, and reliance on property managers to chase rent.
