Do I have to apply during a certain time frame in order to get approved ?

You do not need to have a family member live in a unit in order to get approved for an FHA loan.

We attend local town meetings and have great relationships with the towns we operate in, which seems to help a great deal, but it still feels like STR's are at the mercy of decisions made by local governments.

Just because a water issue happened doesn't mean its tenant damage there needs to be more to it before that determination can be made.
