Many of those techniques are detailed on this site in other threads.If you look hard enough, you may very well find a motivated seller who will finance your purchase, especially if he's having a hard time either selling it or managing it.

I wish I had a cape covered goverment official [paste picture here] wearing their underwear on the outside of their pants (not too different from many in the house of representatives) coming out to announce the 300b dollar bailOUT.

I am also interested in lease/purchases and multi-units.So far I have found these forums and entire site to be a wealth of information and I'm grateful to everyone that contributes - THANK YOU!

I'm not sure how much/little you may know, but I'd recommend pursuing BPOs to get started, but there are other ways to get going as well.Good luck and I hope you find the answers you seek here on the site!
