For years I watched late night info commercials and went to free seminars, but stopped there.Flash forward, walked into tax office and clerks office and asked how it worked...they answered a few questions and told me to come back anytime.So, for the next year and every year beyond I have been at the tax lien and some certificate sales.

I've been reading and researching about REI for months now. seriously been so excited can barely sleep at night.

It does require establishing trust before you dive into the personal finances of others.When I ask, it's usually about solving a problem, needing to know to figure out what the seller walks` away with at closing, if the don't have a Realtor, they don't have a clue.Some deals require an equity split on the seller's side, for many different reasons, they won't know what they are getting unless you run through the numbers.Another is simply telling them that in financing the deal I have a few ways that I can utilize the existing loan and that could give them a better price (no, I'm not paying more for seller financing!)

I'm hoping to make the dive into the Buy & Hold market.

For the last month every Friday night I put out fifteen signs that say we buy houses, any condition any situation, and my phone number.

The Loan officer should have padded your loan amount to include the fees and an additional 2k max.Post an update on that and I'll try and figure out a solution that you can suggest to your broker or LO.I hope this all helps and have a good night everyone.
